With respect to the value enhancement of a real estate asset as it works its way through the various stages of the entitlement and development process, so often this is left to chance by the developer and referred to as a “build it and they will come” financial plan. To fully understand an assets value at any point through that process, or to be able to accurately predict the eventual financial metrics through project completion, a project financial model or “pro-forma” is paramount. While pre-packaged financial modeling software promises to provide all the answers, it rarely does. No two real estate projects are alike, and as such, no two project pro-forma are either. Building pro-forma models that incorporate specific project details like phased development timing and construction cost assumptions, product absorptions, and being able to accurately model sensitivities associated with market fluctuations, changed phasing assumptions, increased construction costs (to name only a few), and being able to clearly summarize and communicate them to the project team is what we do best.
